C | 7月30日，中关村东区改造项目A组团迎来主体结构全面封顶。 位于北京市海淀区的中关村东区改造项目，是《北京市城市更新条例》落地后首个片区化央产老旧小区原拆原建项目。项目是上世纪50年代建设的中科院家属宿舍区，历经数十年风雨，房屋老旧的问题逐渐显现，多数房屋存在安全隐患，居住环境逐渐破败，难以适配现代生活需求。 不同于单栋独楼，中关村东区是一个有着深厚历史积淀、产权极度复杂、现状条件苛刻的片区。北京住宅院总经理、总建筑师钱嘉宏表示，面对建筑高度控制、楼间距限制、规模总量控制等各种难题，设计团队构建了“一芯一带五组团”的规划结构，在总户数不增加的减量更新背景下，实现统一规划、分步实施。 户型设计是项目最难啃的“硬骨头”。400多户居民原始户型指标从几平方米到几十平方米多达上百种，且大多为非成套住宅。团队按2平方米梯度划分29个面积段，定制72种户型方案。钱嘉宏说：“我们必须尽全力保障老百姓的核心利益，在有限的空间中把每一平方米都用到位，做到螺蛳壳里做道场，小户型里见真章。
D | ” 在外立面的设计上，项目坚持“焕新不换韵、提质更留魂”的设计理念，延续灰色调、三段式、坡屋顶等历史风貌，让历史文脉记忆通过现代材料在更新中自然延续。
E | 目前，项目A组团已于2026年7月30日实现主体结构全面封顶，后续组团正在逐步推进。 基于中关村东区的实践，项目团队正在总结一套从片区统筹到原拆原建更新改造的可复制成套解决方案。钱嘉宏说，城市更新没有万能钥匙，需要设计师俯下身段，用精细化设计一点一点解决矛盾。团队会把在“好房子”建设、历史建筑保护等方面的经验，应用到更多民生改善工程中去。对于设计师来说，自身能力也必须转型提升，从单纯的设计方转变为“全过程咨询顾问”。 作为北京市推进国际交往中心功能建设的核心试点项目，地处朝阳区的望京国际人才公寓项目是北京市国际人才社区首批标杆工程，立足首都科创高地建设与国际化人才发展战略，构建产城融合、国际化生活场景适配的高品质住区。 项目突破传统居住区的封闭格局，采用高层全点式排布与东西向配套公服围合形成 “一轴・三进・两厢・六合”的规划结构，将中式院落礼序与国际化开放街区理念深度融合。建筑风貌以简洁纯净的现代风格为基调，挺拔的竖向线条与灰白色主色调。
